A residential tenancy agreement in Ireland is the written agreement between a landlord and tenant setting out the terms of a residential letting. This is a digital, self-complete, RTB-aware residential tenancy agreement template for Ireland, completed online. It is for landlords letting a residential property who are comfortable entering the details themselves and want a low-cost written agreement. No solicitor reviews your answers or the finished document at this price.

A written agreement works alongside the landlord and tenant rights and obligations that apply under Irish residential tenancies law, which cannot be contracted out of. Landlords are also generally required to register tenancies with the Residential Tenancies Board (RTB). If your letting is unusual or you are unsure how the rules apply, you may prefer a solicitor-handled option.

Frequently asked questions

How much does a residential tenancy agreement cost in Ireland?

This page is a free guide — nothing on it is for sale. Solicitors set their own fees for this work and must give you a written costs estimate (a section 150 letter) before starting. Get quotes through the Law Society of Ireland’s Find a Solicitor directory.

Do I need to register a tenancy with the RTB?

Landlords of residential tenancies in Ireland are generally required to register them with the Residential Tenancies Board. A tenancy agreement does not replace registration, so you should check your registration obligations separately.

Can a tenancy agreement override tenants’ legal rights?

No. Tenants have rights under Irish residential tenancies law that cannot be removed by the terms of a written agreement. The agreement should work alongside those rights, not against them.
