Frequently Asked Questions
Is a written tenancy agreement required in Ireland?
While verbal tenancy agreements are technically valid, a written agreement is strongly recommended and provides legal protection for both landlords and tenants. Landlords must provide written terms within 28 days.
What should a residential tenancy agreement include?
A valid tenancy agreement should include the names of all parties, property address, rent amount and payment terms, deposit details, lease duration, maintenance responsibilities, and termination conditions.
Can a landlord increase rent during a tenancy?
Rent increases are regulated under Irish law. In Rent Pressure Zones, increases are capped. Outside these zones, rent can only be reviewed once every 12 months and must reflect market rates.
How much does a tenancy agreement cost?
Our residential tenancy agreement service is offered at a fixed fee. The agreement is drafted by solicitors and complies with the Residential Tenancies Acts.
Does the tenancy agreement need to be registered with the RTB?
Yes. All private residential tenancies in Ireland must be registered with the Residential Tenancies Board (RTB) within one month of the tenancy commencing. The landlord is responsible for registration.
