Guide only — this matter needs a solicitor. Under Irish law this work must be carried out by a solicitor, so it is not sold on this site. The information below explains what is involved so you can brief a solicitor with confidence.

Why a generic template can land you in trouble
Most “free tenancy agreement” templates online are written for England and Wales. They miss the specifics of Irish law: RTB registration, the prescribed notice periods under the Residential Tenancies Act, the 6-year tenancy rules, the rules around licences-vs-tenancies, and the rent-pressure-zone framework. A wrong template can cost a landlord far more than the price of a proper one if the matter ever ends up in front of the RTB tribunal.
Our agreement is drafted by a solicitor of your choice, not adapted from a UK template. It’s written so a tenant can actually read and understand it (which, in turn, makes it easier to enforce).
Add-ons we recommend for landlords
- Notice of termination pack — ready-to-fill notices that comply with current notice-period rules.
- Rent-review letter — RPZ-compliant rent-review notice template.
- Inventory and condition checklist — protects deposit-return outcomes.

Frequently asked questions
Is this agreement registered with the RTB for me?
No. RTB tenancy registration is a landlord obligation paid directly to the RTB. We provide the agreement; you (or we, by separate arrangement) handle the registration on the RTB portal. We can include the registration as an add-on if you’d like.
Does the agreement work for HAP tenancies?
Yes. We tailor the agreement based on your intake answers, including whether the tenancy is HAP-supported.
What about rent-pressure-zone rules?
The agreement includes RPZ-compliant rent-review wording and, in your consultation, a solicitor would flag whether the property is in an RPZ and what that means for permissible rent increases.
What if my tenancy is over 6 years old?
The Residential Tenancies Act gives long-running tenancies special protections. The solicitor you instruct will handle the rollover correctly so you’re not accidentally creating a Part 4 tenancy that doesn’t suit you.
What if I’ve been using a “licence” instead of a tenancy?
The licence-vs-tenancy distinction has been a hot topic in Irish law and is being scrutinised more by the RTB. If a licence walks and quacks like a tenancy, the RTB will treat it as a tenancy. In your call, a solicitor would tell you whether you actually need a tenancy agreement or a genuine licence.
How fast can I have it?
Most clients have their finished agreement from the consultation. Faster.
