This Pack is designed for Irish first-time buyers, but it is open to any Irish buyer who needs conveyancing plus a Will plus an Enduring Power of Attorney in one go. The pricing reflects the bundle saving regardless of buyer status.

Does the Pack include stamp duty?

The fee covers the legal services (conveyancing solicitor work, Will drafting, EPA drafting). Government stamp duty, Land Registry fees, and Property Registration Authority charges are paid separately to the relevant State bodies and are not included in the Pack price. We tell you exactly what these will be at intake.

Can I use this with the Help-to-Buy scheme?

Yes. The conveyancing component supports HTB applications. A solicitor would complete the legal side in parallel with your Revenue HTB process.

Is the conveyancing for new builds or second-hand homes?

Both. The conveyancing element handles new-build and second-hand residential property purchases in the Republic of Ireland.

How long does the whole process take?

Typical conveyancing in Ireland takes 8-12 weeks from sale agreed to completion. The Will and EPA components are delivered by email of intake and delivered before closing.

Can my partner and I both order one Pack?

The Pack covers one buyer. Couples buying jointly should consider our Couples Pack (please ask) or order two Packs at the FTB rate — we will combine the conveyancing and price the Wills and EPAs accordingly.

What if I drop out of the purchase — do I get a refund?

Yes — if the purchase falls through before contracts are exchanged, the conveyancing portion is partially refunded based on the work completed. The Will and EPA documents remain yours to keep.
