Frequently Asked Questions
Do I need to be in Ireland to buy a property?
No. The entire process can be handled remotely โ we can execute contracts on your behalf under a Power of Attorney, or you can sign electronically or in person at a US notary and courier original signed contracts to us.
What about a mortgage?
Most Irish lenders will lend to US buyers only if you are also becoming Irish tax-resident, and the process is considerably slower than a cash purchase. We can make an introduction to mortgage brokers who specialise in non-resident lending, but many US buyers purchase outright using a currency-transfer service.
How much is Stamp Duty?
Residential property Stamp Duty in Ireland is 1% on the first โฌ1 million and 2% on the excess above โฌ1 million, with a 10% rate on bulk residential purchases (10+ units). Commercial property is 7.5%. We calculate your exact liability during the pre-contract phase.
Are there extra taxes because Iโm American?
Irish Stamp Duty rates do not vary by nationality. US citizens should, however, consider US estate-tax exposure on Irish property โ our ownership-structure review covers this.
What if the purchase falls through?
If the transaction aborts after signing of contracts, the pre-contract fee of โฌ299 is non-refundable; the remainder is refunded. Most pre-contract aborts can be worked around with structuring advice.
