Why US buyers need a specialist conveyancer

Irish conveyancing is a different system from US real-estate practice. There is no title insurance as standard; the solicitor-driven “good root of title” process replaces it. Stamp duty, Local Property Tax, Anti-Money-Laundering source-of-funds rules and the Non-Resident Landlord regime all catch US buyers who use a generic high-street conveyancer. This pack was built specifically to close those gaps.

  1. Order online. Fixed fee €999 for transactions up to €1.5m (transactions above this are quoted at €999 plus 0.1% of the portion above €1.5m).

  3. Documentation sprint. PPSN application, AML pack, bank-account opening — often started before you have even found a property.
  4. Conveyancing sprint. Contract review, pre-contract enquiries, requisitions on title, closing. Typical Irish residential conveyance runs 8–12 weeks from signed booking deposit.
  5. Post-completion wrap. Registration, Stamp Duty filing, Local Property Tax registration and (if applicable) Non-Resident Landlord setup.

Frequently Asked Questions

Do I need to be in Ireland to buy a property?

No. The entire process can be handled remotely — we can execute contracts on your behalf under a Power of Attorney, or you can sign electronically or in person at a US notary and courier original signed contracts to us.

What about a mortgage?

Most Irish lenders will lend to US buyers only if you are also becoming Irish tax-resident, and the process is considerably slower than a cash purchase. We can make an introduction to mortgage brokers who specialise in non-resident lending, but many US buyers purchase outright using a currency-transfer service.

How much is Stamp Duty?

Residential property Stamp Duty in Ireland is 1% on the first €1 million and 2% on the excess above €1 million, with a 10% rate on bulk residential purchases (10+ units). Commercial property is 7.5%. We calculate your exact liability during the pre-contract phase.

Are there extra taxes because I’m American?

Irish Stamp Duty rates do not vary by nationality. US citizens should, however, consider US estate-tax exposure on Irish property — our ownership-structure review covers this.

What if the purchase falls through?

If the transaction aborts after signing of contracts, the pre-contract fee of €299 is non-refundable; the remainder is refunded. Most pre-contract aborts can be worked around with structuring advice.
